Why Do I Have Cockroaches in a Clean House?

If you keep a clean house and still see cockroaches, the cause is almost never your cleaning. Cockroaches need water, warmth and a dark gap to hide in far more than they need food, and a spotless kitchen still has all three. In Abu Dhabi and Al Ain apartments they also walk in from neighbouring flats through shared pipes. Here is where they come from and how to stop them.

Why do cockroaches come into a clean home?

Water is the main draw. A slow drip under the sink, condensation behind the fridge, a damp bath mat or a floor drain in a bathroom you rarely use gives them what they need. Warmth comes next: fridge and dishwasher motors, the back of the microwave and the inside of electrical sockets stay warm all day.

Then there is shelter. Cockroaches like tight gaps they can press their bodies into: cabinet hinges, the space behind skirting, the seams of cardboard boxes and the folds of paper bags. A tidy kitchen still has hundreds of these.

Can cockroaches come from my neighbour's flat?

Yes, and in towers this is the most common reason a clean flat has them. German cockroaches, the small light-brown species found in most apartment kitchens, move along plumbing risers, cable ducts and the voids behind kitchen units that connect one flat to the next. When a neighbour sprays, they scatter, and some end up with you.

Cockroaches also arrive in grocery boxes, delivery bags and second-hand appliances. A single pregnant female carried in on a carton can start a colony.

What can I do today to stop them?

• Fix drips under sinks and around the washing machine, and dry the sink and draining board at night. • Pour water into floor drains in unused bathrooms every few days, or cover them. • Move cardboard boxes and paper bags out of the kitchen and store food in sealed containers. • Empty the bin before bed and don't leave pet food or water out overnight. • Seal gaps around pipes under the sink with sealant.

These steps make your kitchen less attractive, but they won't remove a colony that is already living in the walls or appliances. Avoid spraying store-bought insecticide on the ones you see: it scatters them deeper and makes a professional bait treatment slower to work.

When should you call a professional?

• You see cockroaches in daylight, which usually means the hiding places are full. • You find small brown egg cases or droppings like ground pepper inside cabinets. • You see them in more than one room, or inside the fridge or microwave. • They come back within a few weeks of spraying. • Your neighbours have the same problem.

Friends treats cockroaches with gel bait placed at the points they feed, plus a growth regulator that stops eggs developing. The inspection is free, products are municipality-approved and every visit ends with a written report. Call 050 112 7654.

Frequently Asked Questions

Does seeing one cockroach mean there are more?

Often, yes. A single large cockroach near a drain may have wandered in, but small ones in the kitchen usually mean a breeding colony nearby. Check under the sink and behind appliances at night with a torch.

Will cleaning more get rid of cockroaches?

Cleaning helps the treatment work, but it rarely clears an established colony on its own, because the cockroaches live in voids and appliances you can't reach.

Can you treat the whole building?

Yes. For towers we can coordinate with building management to treat the affected flats and risers together, which gives the longest-lasting result.
